Lease agreements with a guarantor

Tenant, guarantor and landlord sign the same lease, each through their own link and in the order you define. Nobody has to come to the agency.

A lease with a guarantor, from template to key handover

The path of the agency's most recurrent contract inside Signater, in four steps.

  1. The lease starts from the template

    The agency's lease model has the wording ready: you fill in property, parties, amounts and term on a single-screen form and the contract is generated on the spot.

  2. Each party signs in turn

    The tenant signs first, the guarantor is released next, and landlord and agency wrap up. Each one receives their own link by email, SMS or WhatsApp.

  3. The inspection is signed at the property

    At key handover, you generate the link on your own device and the tenant signs the inspection report right there, attaching photos of the property's condition during the signing.

  4. The property file is complete

    The certificate of completion consolidates the history of every signature, and lease and inspection report are filed in the vault, at hand for whoever looks after that property.

Identity proven, at the property or from afar

Factors configured per signer, for parties who are rarely in the same city. Every recorded validation becomes evidence in the envelope's certificate of completion.

In-person signing

Generate the link on your own device and collect the signature on the spot: the natural mode for inspections, with the tenant next to you at the property.

Geolocation

The signer's IP is resolved into city, region and country and, when the browser allows it, the coordinates come in with reverse geocoding. Where each signature happened becomes evidence.

Code by WhatsApp

The confirmation code arrives on the channel where tenant and guarantor already talk to the agent, via the Meta Cloud API with pre-approved templates, and is typed before signing.

Frequently asked questions

The guarantor lives in another city. How do they sign?

From wherever they are: the guarantor receives their own link by email, SMS or WhatsApp and signs in the phone's browser, with no app to install. With sequential order, they are released as soon as the tenant finishes, and automatic reminders chase the signature if it takes too long.

Can the inspection photos go into the signed document?

Yes, with the attachment field: the signer uploads files during the signing itself. At the inspection, whoever signs attaches the photos of the property's condition on the spot, and they travel with the envelope. Like the other fill-in fields, the attachment is assigned to a specific signer.

How do I make sure the landlord only signs after the guarantor?

By setting sequential order on the envelope: each signer is released when the previous one finishes, and nobody can sign before their turn. You follow where the flow stands in real time and resend the invitation if you need to speed things up.

Is an electronically signed lease legally valid?

Yes. Electronic signature laws such as the U.S. ESIGN Act and the EU's eIDAS regulation recognize electronic signatures; in Brazil, private contracts can be signed electronically under MP 2,200-2/2001. Signater produces an advanced electronic signature based on a digital certificate, in the PAdES standard, and the certificate of completion gathers the evidence of who signed, when, from where and with which validations.

My tenant only uses WhatsApp. Can they sign?

Yes. Both the invitation with the link and the confirmation code can arrive through WhatsApp, via the Meta Cloud API with pre-approved templates. The signature happens in the phone's browser.
